1. LGA and charge area — Which council? Inside or outside the Priority Infrastructure Area (QLD) / which contributions plan or precinct applies?
2. Current charges instrument — Download the live Infrastructure Charges Resolution (QLD), contributions plan (NSW), or DCP/ICP schedule (VIC). Note the effective date and which version applies to decision vs payment.
3. LGIP / trunk network extract (QLD) — Trunk networks, schedule of works, and maps that touch the site.
4. Infrastructure charges notice or formal quote — Prefer levied amounts with network breakdown over rough averages.
5. Credits — Existing use, previously paid charges, or demand credits — get evidence.
6. Offsets, refunds, and works-in-kind — Trunk land or works you will provide; how establishment cost is set; timing.
7. Extra / out-of-sequence costs — Outside-PIA or out-of-sequence top-ups (QLD) or precinct-specific extras elsewhere.
8. Water authority advice — QUU, Unitywater, or council water business: Netserv Plan / charges breakup, Services Advice Notice, connection or amplification costs, any infrastructure agreement. (Seqwater bulk tariffs are usually not development infrastructure charges.)
9. Infrastructure agreements — Draft or executed IAs with council and/or the water entity.
10. NSW extras — Confirm s7.11 or s7.12 (not both on one consent); Housing and Productivity Contribution via the NSW Planning Portal; utility amplification fees separate from council contributions.
11. VIC extras — DCP/ICP overlay schedule; GAIC status from the State Revenue Office if growth-area land; open space contribution; any s173 agreement.
12. When you pay and how it indexes — Payment trigger (e.g. before plan sealing / change of use / CCC) and indexation rules.
13. State / SARA conditions — Any monetary or works requirements that are not council infrastructure charges — leave blank unless named in advice.

We do not ship statewide or “SEQ average” $/dwelling, $/lot, $/m², $/ha, or % figures for infrastructure. Pull the current schedule or notice for your site. If you don’t have a figure yet, leave the line Unknown — the calculator will flag that cost as not included.
